COMMERCIAL ROOF PLANNING
Commercial Roof Repair, Restoration or Replacement?
Use condition evidence and building plans to compare three different approaches.
Updated
Repair: address a defined problem
Localized repair may be worth discussing when a provider can identify a limited defect and the surrounding roof remains suitable for continued use. Ask what the repair addresses and which broader issues it leaves unchanged.
Restore: evaluate the existing roof first
Restoration may be an option when the underlying roof qualifies for the proposed treatment. Ask about moisture assessment, adhesion, preparation and drainage. A coating recommendation should explain eligibility and exclusions, not simply quote an application price.
Replace: plan a larger project
Widespread deterioration, recurring problems or a change in building use may prompt a replacement discussion. Ask how deck condition, insulation and building operations affect the design and sequence of work.
Make a documented decision
Compare current findings, intended ownership period, disruption, maintenance and the work included in each option. A commercial inspection can help organize the evidence before bids are requested.
